If your home is zoned for outside improvements, then adding a garage is one of the best financial investments that you can make. Not only does it add to the value of the home, but it also gives you the opportunity to lower your automobile insurance premium payment.

Landscaping
Curb appeal is always a good investment because it increases the overall value of a home. Not only this, but it can make your neighborhood a friendlier place. If you have ever been to a neighborhood with bad lawn service, then you know that the way that your neighbor treats his lawn affects the value of your home as well.

If you are looking to sell a home, perhaps the most important aspect of your upgrades should be investing in new appliances. You can always sell a home for a premium if your appliances are up-to-date. Even if you are not selling, the money you will save in a more efficient use of your power resources will pay for the appliances over time anyway.

I agree, a hot tub or pool will most definitely depend on your location, but in many areas, it is a must. A pool will be a great addition for those living in Florida, like Kristl mentioned, or other states like California, Nevada, Arizona, etc. I have family in Arizona and many residents there “can’t live” without their pools.

Usually a big fan of your posts but today’s note about a hot tub increasing the value of your home seems questionable at best. Pretty sure a survey of well-known real estate experts would not find the addition of hot tubs on their list of improvements to increase the value of your property.

I think the pool or hot tub addition adding value depends on your location. We currently live in South Florida and a pool is a “must”.
